THE PROJECT

This Project involved installing rain water discharge system, River Brent flood prevention works to secure the estate and car park control and management solution.

Instead of individually resolving issues affecting the property, we grouped them by type in order to ensure solutions work together and complement each other.

Two-layer perimeter discharge system was installed – one, under the roof and the other, in the ground with mirroring layouts. Such arrangement allows for roof system to act as first barrier and direct overflow to ground system for discharge, all away from service centre, workshops and paint shop.

Water Utilities network was installed with adequate capacity to continuously discharge and divert surface water. An impressive discharge rate of 20 litres per second was achieved to withstand prolonged torrential rains and floods.

Visitors to Bentley service centre would park at Mercedes Benz Service Centre car park despite best efforts of management to direct clients into separate car parks.

Combination of measures was introduced to normalise operations:

  • Car park space was appropriately designated
  • Individual bays marked and bollards installed
  • Bollard security introduced to offer ease of operation

 

THE BENEFIT

With main disruption factors removed, Service centre operations reached and plateaued at their maximum capacity. Client was able to secure large car insurance servicing contract by demonstrating substantial improvement in workload processing and referrals from service centres in the area that were unable to operate due to torrential rains and flooding.

Operational benefits were handsomely complemented by substantial increase in Lease value. Landlord improvements paid for themselves in less than a year via Rent Review that resulted in 19% rent uplift.
