THE PROJECT

We are used to the idea that access to construction site is well marked, aided by temporary traffic lights with a friendly banksman ready to help. As a Developer and Main Contractor in one, how do you develop a site when it is accessible only through this street, buzzing with trade for six days a week? Negotiating pedestrian traffic with two-ton steel beams, concrete pump and an excavator isn’t a good option. Getting in between shoppers and mouth-watering fresh country produce isn’t either. The clock is ticking and the Client is selling off plan, accepting offers as you contemplate mobilisation and colossal challenges ahead.

 

 

THE SOLUTION

We secured a series of planning permissions adding multi storey commercial storage space into the building design. Commercial storage was to add to Market Traders operational capacity and improve fresh produce handling and hygiene facilities.

Mobilising to site at weekend, shifting work schedule around Market trade hours, establishing supply base at Contractor’s location to aggregate, sort and line up deliveries to site strictly on as needed basis. With a dash of ingenuity, we introduced Japanese manufacturing principle of Kaizen into Construction.

THE BENEFIT

Mixed use residential and commercial Asset was developed offering outstanding rental (commercial leases) and residential (lettings) of impressive 19% p/a. Construction is a powerful tool in Portfolio development strategy.

Britain’s oldest Surrey Street Market dating back to 1276 got its storage and trading capacity increased with construction of sizeable, mechanical platform aided and HVAC enhanced storage facility.

We continue to contribute and support Croydon’s employment by offering safe work environment and hygienic place of fresh produce storage, process and handling.
